Self-Certification
Mortgages are mortgage products where you
will not be required by the lender to provide physical proof of your
income in the form of accounts or pay slips. You simply have to certify
(sign) to say that you have adequate income or available funds to
make the required mortgage payments in full and on time. This is
an ideal feature for people that either can't show physical proof
of their income, for a variety of reasons. Self
Certification Mortgages are
available to people who are self-employed or employed and have
income from a variety of sources e.g. basic + commission.
Some
lenders provide a further variation called "non-status",
whereby you do not even have to state an income as part of the application.
Self Certification mortgages are available to people who are self-employed
or employed.

We like people to remain in control, so the preferred methods of contact are both phone and e-mail. It can be arranged that an adviser can come to see you in person at your request, but find that most clients prefer to work remotely.
Once
your adviser has obtained the information they require to find you
the most appropriate deal (which may involve a short telephone interview),
he / she will source from the entire UK market using in-house regularly
updated mortgage sourcing software. He / she can e-mail or post recommended
product illustrations for you to look over (or may be available to
provide a face-to-face advice appointment with you - please ask for
details).
