A CAT
Standard mortgage is a mortgage product that meets certain
government defined standards relating to 'C'harges, 'A'ccess and
'T'erms (CAT).
According
to the Treasury, the objective of CAT standards is to 'prevent confusing
marketing and hidden charges'. The Governments aim was to set out
basic and transparent conditions for mortgage products, so the 'average'
person can easily understand all the terms and charges associated
with their mortgage. Some basic features of CAT Standard Mortgages are
that :-
- They must not
charge a Higher Lending Fee, which some lenders charge on high
Loan To Value mortgage loans.
- Interest must
be calculated on a daily basis.
- The arrangement
fee must not exceed £150.
