A
Cash Back Mortgage is one where the lender pays the borrower a sum
of cash on completion (set-up) of the new mortgage. This sum or 'cash
back' is either a fixed specified amount eg. £1,000, or a %
of the amount borrowed eg. 4%. This Cash Back can be used for any
purpose by the customer, and is often used to purchase furniture
or to decorate the new home. Purchasing a home can be an expensive
business, so this initial cash injection can be of great benefit
and importance.
Although
a Cash Back mortgage offer an obvious initial short term advantage
to borrowers in the form of a cash injection, this type of mortgage
often has a 'tie in' period for a number of years, whereby the cash
back must be repaid in part or in full should you decide to pay off
your mortgage or move your mortgage to another lender (an early repayment
charge). You may have to pay the lenders Standard Variable Rate for
a specified period of time. There is no such thing as a free lunch,
but a cash back mortgage has remained popular and may be a suitable
recommendation for certain types of borrower.
